What's involved

Vaillant F20 Fault in Birmingham, the right way

What F20 means

The safety thermostat tripped because the boiler overheated.

Poor circulation

Heat is not leaving the boiler, so it builds up inside.

Sludge

Radiators cold at the bottom point to sludge in the system.

Pump

A slow or stuck pump stops the water moving.

Valves and filter

Closed valves or a blocked magnetic filter cause the same problem.

The fix

Pump checked, filter cleaned, and a clean or power flush if it is sludge.

Good to know

Common Vaillant F20 Fault questions

Is F20 dangerous?

The boiler has shut itself off to stay safe. Do not keep resetting it, because the cause is still there.

Will a power flush stop F20?

If sludge is the cause, a clean or power flush with inhibitor and a filter usually solves it.

Can air in the radiators cause F20?

Yes. Air slows the flow of water. Bleeding the radiators and topping up the pressure can help.

Can I just keep resetting it?

Once is fine. If the code comes straight back, stop resetting and get it looked at, because the boiler is telling you the cause is still there.

How do I know the engineer is qualified?

Ask to see the Gas Safe ID card when they arrive. The back lists exactly which appliances that engineer is qualified to work on, and the number can be checked on the Gas Safe Register.

F20 on many Vaillant boilers means the safety temperature limiter has tripped: the water inside the boiler got hotter than it should, so the boiler cut out to protect itself. It is a safety shutdown, not a breakdown, but it means heat is not leaving the boiler as fast as it is being made.

The usual reason is poor circulation. If water is not moving round the radiators properly, the heat stays in the boiler and it overheats. In Birmingham's older systems that is very often sludge, the black iron sludge that builds up in radiators and pipes over years, especially in Victorian terraces in Moseley and Handsworth where the pipework has been extended room by room. A radiator that is cold at the bottom is the giveaway.

Other causes are a pump that has slowed or stuck, air in the system, a closed valve, or a blocked magnetic filter. Simple checks first: make sure the radiator valves are open, bleed any radiators that are cold at the top, and check the pressure. Then reset once.

If F20 comes back, the system needs looking at properly: the pump tested, the filter cleaned, and if sludge is the cause, a chemical clean or power flush with inhibitor afterwards. Codes differ a little between models and years, so check the meaning in your own boiler manual too.

Send a photo of the display and the boiler badge on WhatsApp and we can usually tell you the likely cause before anyone sets off. If you smell gas, leave the house, do not touch switches and ring the National Gas Emergency line on 0800 111 999 from outside.
